How Pricing Works Every per-sqft rate is a true installed price — materials, underlayment or adhesive, labor, and tax. Demo, leveling, baseboards, and transitions vary by project and are listed separately below the table.

Solid Prefinished

Factory-finished solid hardwood. Requires OSB sheathing over concrete (+$1.10/sqft). Can be refinished.

Not included in any installed rate above. Every applicable item is itemized on your written estimate before work begins.

⚠ The Biggest Variable: Subfloor Leveling

Every hard surface requires the subfloor level within 1/16″ to 1/8″ over a 10-foot span. Central Texas clay soil means this is common. We include a baseline allowance in every estimate, but the final count is confirmed only after your existing floor is removed.

Adjusted to actual bags used at $100/bag. Most projects use 4–25+ bags.

Material pricing locked in at deposit — even if tariffs or supplier costs change before install.

Payment Schedule

50% deposit to initiate. Balance due at completion — or 45%/5% split at substantial completion.

Credit Cards Accepted

Visa and Mastercard with 3–3.5% surcharge. Cash and check avoid the surcharge.
